The biggest offenders for leaks during the fall, when it rains heavily on the Lower Mainland, are parts of the building envelope. It is useful to identify potential problem areas—and repair them--before it starts raining, if possible. So, today, in our blog article, we want to give you a quick guide to what you should look for.
Roof
Over time, roofs tend to leak. But there are signs that you can see, and you should look for. Look at your roof from your home’s exterior. Do you see roof tiles that are curled up or missing? Does it look discoloured anywhere?
Also, look at your home’s interior. Look at the walls and ceilings and the corners where the wall meets the ceiling. Do you see any paint peeling or discolouration? These are signs that you may have had a leak in the past.
Doors and Windows
This is another guilty culprit where water is often coming in. Do you see anything odd around your windows and doors? It is easy for water to come inside if doors and windows are not installed, caulked, or sealed correctly. Is there any paint discolouration or peeling or crumbling? Address this before the rainy season starts.
Basement
If you see any evidence of water having been in your basement in the past, such as stains or smells, this can be due to a number of factors including perimeter drainage outside or foundation problems. Address these issues right now before it starts raining daily and prevent a disaster.
If you notice any of the signs mentioned above, or if you are concerned and would prefer that professional looks for the signs, get some leak professionals in to fix the problem before it snowballs during our rainy season.
